He has paid all his bills on time in 2005 and 2006. He went thru a divorce 2003-2004 where he was late on several payments 30 to 60 days and one %26#039;skip%26#039; in 2003. He is 9 years in Navy. He and his fiance who has credit score 635 and pays all bills now, but had 2 skips in 2001 want to lease my rental. Do you think they are a okay to rent to?
Is a credit score of 601, with a last 2 years history of %26#039;pays as agreed%26#039; acceptable as a tenant?
I could get you a mortgage with a 601 if I still worked as a mortgage broker.

I%26#039;m a landlord and I wouldn%26#039;t let that hold me back from renting to him. It sounds as if you don%26#039;t have anyone better looking at it so you may want to lease to him for a year and try to get someone better next year when the rental market is better.

The facts as you present them suggest these folks are credit worthy but of course that%26#039;s as far as the numbers between credit worthiness and human trust will stretch.
601 pretty good, what with Navy and such. Do a search on %26quot;credit score%26quot; using Yahoo Search or your favorite search engine.
But a high credit score does not mean they%26#039;d be %26quot;okay to rent to.%26quot; What does your gut say? Did you get recent references? Who are they, the references? What do they say? What don%26#039;t they say?
Paying your bills on time means nothing else than that. It means they paid most of their bills on time. It doesn%26#039;t mean they didn%26#039;t riase chickens in the bedroom or cows in the garage. It doesn%26#039;t say anything about anything except bill x and bill y were due on such date and person a%26#039;s payment came in by the date, let%26#039;s crown him.
I don%26#039;t mean to put down the %26quot;credit scores.%26quot; They are an important tool and in many cases, the only tool we have. But I think we Americans tend go real nuts about the whole thing, as we%26#039;re wont to do.
No, sweetie. A high credit score doesn%26#039;t mean you%26#039;re a good true person neighbor and friend to be fully trusted. We%26#039;re nuts!
Sit down with kids and have a talk with them. What lights them up? What do they like to do and such. Have a conversation with the kids. That%26#039;s where life comes from - conversations!
